Property Tax

The District is funded primarily by local property tax collections, which derive from the 1% countywide property tax levy required by statute.  The local property tax is based on both the secured and unsecured portions which are levied on properties and commercial inventory, respectively.  The bulk of the property tax (over 90%) is the secured portion which is based on the assessed property valuations.  The District has observed strong assessed valuation growth in the past few years.  The total assessed valuation for 2016-17 is approximately $14.6 billion an increase of about 6.57% from the last fiscal year.  Approximately 45% of the single family residences in the District boundary are assessed below $1 million which indicates potential for increased growth valuation in the future.

For the 2016/17 fiscal year the total revenue from property taxes have netted the District approximately $27.8 million which is about $6.6 million or 31% more than what the District would have received through the LCFF funding formula if the District was State funded.  For more information about the State funding model, click here.
